The first question asked by most searching for a
property inspector is the fee, “what do you charge”. The most important
question should be “what are the qualifications of the inspector”? When a new dwelling is constructed the local building inspector will conduct approximately eight inspections for BC Building Code compliance (keep in mind that code is the minimum standard at which the dwelling can be built). A property inspector does not have the benefit of
seeing the dwelling constructed at different stages, rather he must view the
building as a completed unit, analyze what the surface reveals, apply his
experience/training and determine what if any are the deficiencies. This
requires aptitude within all major components: roof, structure, foundation,
exterior, insulation/ventilation, heating/cooling, electrical, plumbing and
interiors. Don’t be fooled; “this is not something that one
learns by correspondence, by sitting in a class room, by spending years as a
framer or electrician but a combination of all this education and site
experience channeled to observation and conclusion”.
