PETER LINK’S INSPECTION FORMATS:

1. Residential (strata, single family home) inspections;

Full component inspection:

a) video report with commentary  that includes deficiencies, method of correction, maintenance requirements, fix-up tips, value enhancement suggestions, safety consideration, fire escape considerations and role that each components plays within the home.

Note: Report is DVD or VHS format 

or

 b) Full written report with digital pictures  

or

 c) Single item inspection

*all the above include a walk about with explanation as to the above. Four hours are reserved for the average inspection. 

2.  Strata Complexes:

 a) Supervision of repairs

 b) Develop schedule for maintenance and budget control.

 c) Preventive maintenance requirements.

3.Commercial:

 a) Team component inspection. This consists of a team of trained technicians with commercial experience and qualifications.  

4. On site repair supervision of sub contractors on individual dwelling.

5. Do It Yourself on site training and supervision if required.  

The first question asked by most searching for a property inspector is the fee, “what do you charge”. The most important question should be “what are the qualifications of the inspector”?

When a new dwelling is constructed the local building inspector will conduct approximately eight inspections for BC Building Code compliance (keep in mind that code is the minimum standard at which the dwelling can be built).

A property inspector does not have the benefit of seeing the dwelling constructed at different stages, rather he must view the building as a completed unit, analyze what the surface reveals, apply his experience/training and determine what if any are the deficiencies. This requires aptitude within all major components: roof, structure, foundation, exterior, insulation/ventilation, heating/cooling, electrical, plumbing and interiors.

Don’t be fooled; “this is not something that one learns by correspondence, by sitting in a class room, by spending years as a framer or electrician but a combination of all this education and site experience channeled to observation and conclusion”.
