BUYERS AGENCY  

If you hope to be successful as a Buyer you must have an Agency Representative who is equal to or superior to that of the Seller from whom you are buying

Sellers usually enter the market place by selecting an agent that will perform the necessary tasks in achieving an acceptable sale for their property. This agreement known as the listing contract binds both parties for a specific period or successful conclusion to the process. Astute Buyers are seeing the obvious benefits of the Buyer Agency and are now doing likewise!

WHAT TO LOOK FOR IN A BUYERS AGENT

Experience and market knowledge - an experienced Agent knows all aspects of the industry and can explain it so that it is fully understandable. Never be afraid or intimidated about asking questions. You can only make good decisions when you have all the answers.

Professional Designations - these are good indications the agent has achieved a level of expertise and commitment that goes well beyond just obtaining a license to sell real estate! It provides a good yard stick for comparing the various individuals you will encounter within the industry.

Comfort zone - most important is that you feel completely comfortable with the individual you employ as your Agent and that you can function within the business relationship.

A qualified Buyers Agent will determine your needs, provide market information, search for the right property, negotiate on your behalf for the lowest price, best possible terms and at all times the Agency Agreement provides full commitment to the following duties:

1. Undivided loyalty -  the agent must protect the principal’s negotiating position at all times   and disclose all known facts which may affect or influence the principal’s decision.

2. To obey all lawful instruction of the principal.

3. An obligation to keep the confidences of the principal.

4. The exercise of reasonable care and skill in performing all assigned duties.  

5. The duty to account for all money and property placed in an agent’s hands while acting for the principal.

(The Principal is someone who has engaged an Agent to act for and on his or her behalf either to buy or sell a home.)  

My “Buyer Agency” services and expertise are always free to the Buyer as I am paid by the sellers agency after completion of the sale.

 

 

 

WHAT YOUR AGENT EXPECT OF YOU?

Loyalty and regular feedback, nothing more - always call your own Agent for information about any home that interests you, no matter who has the home listed. Always tell other agents that you have a representative. Communication is the key.
